UAV (drone) Technology New technologies are emerging daily, and we use them to add more value to our appraisal products. One very recent innovation in agriculture has been Unmanned Aerial Vehicles (UAVs). UAVs are now being used to monitor crops, vineyards, and orchards in order to fine tune fertilizer, water, and chemical application. Similarly, we use UAV technology to help us assess properties. A UAV can provide us a perspective of land and buildings not available from ground level.
Numerical Analysis Appraisers are taught a "paired sales analysis" technique while in training, which, theoretically, is the basis for most adjustments when analyzing comparable sales to a subject property. We take this a step further, using a linear, multivariable analysis of our own design that allows us to perform simultaneous analysis of many comparable sale properties based on land use. This takes much of the subjectivity and guesswork out of comparable sales analysis and allows us to make statistically supported, realistic adjustments to sale properties with respect to your property.
